What is Avanta Investment Group?
Avanta acquires and operates everyday apartment communities — solid, mid-priced properties — in employment-anchored secondary markets across the U.S. Southeast and Midwest. We buy at a conservative basis and improve returns through disciplined operations rather than speculation.
Who can invest with Avanta?
Our offerings are generally available to accredited investors. Here is what that means and how to tell if you qualify. Access to specific deal terms follows an initial conversation and confirmation of investor status.
What kind of returns do you target?
We underwrite to specific return targets and share them privately with qualified investors, alongside full risk disclosure, as regulations require. They are always targets, not guarantees — every investment carries risk, including the loss of principal.
How do you protect my capital?
Return of capital comes before return on it: we underwrite the downside first, verify every number against the record, keep a conservative coverage cushion, and honor a walk-away price. See our full approach to protecting capital.
How long will my money be invested?
These are patient, multi-year investments — typically around a five-year hold, sometimes longer — and they are illiquid. Invest only capital you will not need during that window. More on investing as a limited partner.
How does Avanta get paid?
Through modest, standard fees and a share of profits we earn after investors receive a preferred return and their capital back. Here is how sponsor fees and the waterfall work.
Which markets do you invest in?
Employment-anchored secondary metros across the U.S. Southeast and Midwest — places with durable job growth and sensible prices, where we can often buy below the cost to build. Why we invest by fundamentals, not by map.
